We believe in property management that anticipates return on investment when we assume management of a property. We train all of staff on the importance of quality and include a customer care program that follows up on all service requests and concerns for our residents.

Developing an Asset Plan

PPA Real Estate Management does a physical assessment, staff evaluation and market survey to establish an asset baseline when we are selected to become the property manager for an apartment community. The Five P's of our asset plan include: people, price, product, placement and policy to insure that they are all functioning to meet performance criteria for return on investment.

The basis of our Asset Plan provides everyone with the information needed to understand their role in meeting the desired performance objectives. Strategic and financial timelines are aligned to create realistic projections.

The Asset or Business Plan is comprehensive and built on several key operational principals.
  • Increasing Rents- Rent, traffic and rental patterns are analyzed by unit types, size and location to achieve the highest market rent for each unit.
  • Closes- The Rental staff is evaluated to ensure the highest closing ratios. The leasing staff is given a list of units available for immediate occupancy to manage the unit inventory.
  • Inventory/Vacancy Loss Units are incentivized by desire, types and time on the market.
  • Turnover- Walked as needed, unit inspections determine unforeseen concerns and reveal how the individual residents are taking care of the units.
  • Maintenance-All service calls are studied, by time of day, day of week and frequency to set the right staffing level to decrease over time and improve proficiency.
  • Expenses are managed by season, frequency and market comparison to ensure that we are giving competitive prices, decreasing waste, and preventing losses.

Performance Accountability

We promote frequent visits and inspections by our partners and investors. We continually evaluate our performance for improvements to ensure that we meet the expectations of our clients by providing:
  • Leasing Reports that track the leasing activity for traffic, traffic sources, closing ratios, pricing and market position.
  • Monthly Reports to track the overall performance of the asset from income to expenses.
  • Executive Narrative Overview/Variance Reports that outline performance variances and explain the adjustments to the strategy that will be needed to meet performance objectives.  This report also includes the maintenance performance evaluation.
  • Quarterly Overviews by regional staff to measure performance benchmarks. A spot audit of reports and files are performed to maintain accuracy.
  • Annual Audits on the leases and reports ensure reporting accuracy to make informed decisions that target performance goals.
  • Resident Feedback is used to provide the highest level of daily service. We use a resident survey card to make sure the resident's voice is heard.

Maintenance Services

Our maintenance teams are trained to be courteous, respectful and professional. We work where people live and always look to improve the services and service hours.

We provide preventative maintenance that meets or exceeds code requirements.

The regional manager inspects the vacant unit inventory, move outs and common areas to ensure that all policies are being followed.
